Frequently Asked Questions
What is the Board of Equalization (BOE)?
The Board of Equalization (BOE) in Georgia is a panel of local citizens appointed by the Grand Jury to hear and resolve disputes regarding property tax assessments. When a property owner believes their property has been assessed at an incorrect value, they can file an appeal. The BOE reviews evidence presented by both the property owner and the county tax assessor, then determines whether the assessed value should be adjusted. The primary function of the BOE is to ensure that property tax assessments are fair and accurate for all property owners.
Can anyone appeal their property tax assessment?
Yes. Any property owner who disagrees with the value or assessment listed on their annual notice of assessment has the right to file an appeal.
Why am I receiving a Board of Equalization notice from Clayton County Superior Court?
An appeal of the annual Notice of Assessment was previously filed with the BOA through the Tax Assessors office. In case an appeal is submitted without a chosen or specified path, it is presumed that the preferred path is BOE.
Where are BOE hearings held?
All hearings take place at:
Harold R. Banke Justice Center
9151 Tara Boulevard, Room 1CL25
Jonesboro, GA 30236-4912
How may I reschedule my hearing?
To reschedule or withdraw your hearing, you must notify the Board of Equalization Office no later than five (5) business days prior to your scheduled hearing date. You are allowed a ONE-TIME reschedule date. The BOE cannot provide any extension to reschedule passed the 5-day deadline. Phone number: 770-477-3406
Can I have a representative on my behalf at the hearing?
Yes, they will need to provide a current Letter of Authorization before the hearing for each appeal if you own multiple properties.

What happens if I do not attend the appeal hearing?
Unless the owner formally withdraws, the appeal hearing will continue on the date and time scheduled. The assessors will present information to the board, and they will review the documentation submitted during the appeal process by the property owner to make a decision. The owner will be notified of the decision by certified mail.
